PART A: GENERAL REGULATIONS
I. Adjustment scope
This rule regulates the management and use of Sunshine City Apartment Building – Nam Thang Long Urban Area, Dong Ngac Ward, Bac Tu Liem District, Hanoi City.
II. Applicable subjects
These Regulations apply to Residents, Management Board, Investors, Operation Management Units (“The Building Management Board”) and other individuals and organizations with related rights and obligations.
III. Purpose of Regulations
- Protect the legal rights and interests of the Resident community.
- Ensure security, order, environmental hygiene, health, and safety for Residents.
- Improve the quality of living of the resident community, ensure a civilized, polite living environment with a unique culture, and create a worth-living environment.
- Create a legal framework to ensure fairness and equality in the Resident community.
- Increase the value of the apartments and for other purposes according to common wishes and the provisions of law.
IV. Regulations on general responsibilities of all Residents:
- Strictly comply with and properly implement the instructions and requirements set forth by the Management Board and the Building Management Board related to these Regulations.
- Strictly and properly perform their obligations under these Regulations and in case of violations, must pay the costs of remedying the consequences for the effects, losses and damages caused.
- Fully attend meetings when invited by the Management Board and the Building Management Board to promptly grasp the required information or news related to the Apartment Building.
- Comply with fire protection according to the general provisions of Vietnamese law for the specific regulations of the Management Board and the Building Management Board.
- Implement the policies on family standards and cultural lifestyles set forth by local authorities. Establish, maintain, and preserve good relationships, and live in harmony with the Resident community in the Apartment Building. If there is any disagreement or dissatisfaction, discuss directly in a constructive spirit, and avoid shouting and cursing each other which affects the Resident community.
- Strictly comply with and implement the provisions of Vietnamese law on temporary residence registration, and temporary absence, ensuring security and order in the area.
- Immediately notify the Building Management Board of any Regulation violation by any Resident or Organization you see.
- Do not leave assets, belongings, or any personal/family vehicles (benches, ornamental plants, shoes, children’s toys, etc.) in public areas except for areas specifically designed for this purpose.
- Residents do not use the lobby, corridors, and other public areas for personal or group activities and purposes (except for permitted purposes) or religious, funeral or wedding activities for the other activities prohibited by law, except for areas designated by the Building Management Board.
- The Management Board is not responsible for any damages, accidents, or losses in the Sunshine City apartment building caused by negligence or intentional actions by Residents, guests, housekeepers, or employees.
V. Code of Conduct in Sunshine City Apartment Building
- Comply with and abide by the provisions of the law on Housing and regulations on the use of Apartment Buildings. Respect the common areas in the community, public living places and be aware of environmental protection.
- Caring, bearing and helping people with disabilities, pregnant women, the elderly, and children.
- Fight to protect the right and the weak, and criticize wrong behavior.
- When using in common areas, appropriate clothing must be worn, not offending.
- Be polite, friendly, courteous and non-discriminatory towards people around you. Show mutual support and help each other in times of trouble and difficulty.
- Accept the opinions and contributions of the local authorities, organizations and people at the place of residence in a receptive spirit.
- Resolutely eliminate bad habits, vices and illegal acts.
- Promptly notify competent units and agencies of information and illegal acts.
- Do not take advantage of personal conflicts and disagreements to attract factions, causing internal disunity among residents. Do not oppress or engage in divisive behavior with those who have different opinions. Do not collaborate with outside organizations or individuals which have conflicts or conflicts of interest with residents.
- Do not use stimulants or engage in private activities that disrupt order and affect the community in the apartment building. Do not participate in organizations or factions that oppose the Party and State. Do not propagate, incite or encourage superstitions, religious extremism or violence.
PART B: SPECIFIC REGULATIONS
I. REGULATIONS ON USAGE AND MAINTENANCE OF CLEANLINESS AND AESTHETICS IN COMMON AREAS
- Do not hang clothes, fabrics, blankets, curtains, towels, or any other items or utensils across the railing, balcony, or on the window.
- Do not place belongings in front of the apartment’s entrance or exit door or at the building’s common facilities.
- Do not place flower pots on balconies, corridors, or surrounding areas of the apartment. If you have potted plants, they must be arranged neatly and kept clean, without any dirt or disorder, and should not extend beyond the boundaries of the apartment. When watering plants on the balcony or cleaning outside the apartment, ensure that it does not affect apartments below or nearby.
- Do not place or erect fences, hang curtains, or any other items or make any additional constructions on balconies, corridors or surrounding areas of the apartments and common utility areas.
- Do not change windows, paint doors or windows in contrasting colors that do not match the overall color scheme of other apartments. Do not alter any external parts of the apartment that may affect the overall aesthetics of the apartment building and its utility areas.
- Do not damage or detract from the aesthetics of common facilities in the Apartment Building. In particular, do not mark, draw, paint, paste, smear, post posters, advertise, place signs or perform any unauthorized actions in areas outside the apartment and common facilities.
- Do not engage in any activities that may affect the aesthetics, safety of other Residents, or the environmental cleanliness of the apartment complex, apartment building, and common utility areas.
- Do not burn paper, money, gold, incense, candles, etc., except in specifically designated areas.
- Do not arbitrarily leave furniture or other items in common areas.
- Do not engage in dangerous sports activities that may detract from aesthetics or affect other Residents.
- Smoking is strictly prohibited in the following areas:
- Playgrounds and areas where children are playing;
- Parking lots, basements, roofs;
- Community activity rooms;
- Lobby and corridors of floors in the Apartment Building;
- Areas marked with no smoking or no fire signs;
- Emergency stairs, and resident elevators.
II. REGULATIONS ON ELEVATOR USAGE
- The elevator is equipped with a surveillance camera system operating 24/7.
- Stand facing the elevator doors, avoiding facing the crowd.
- If the elevator is overloaded and you are near the door, please step outside to allow the elevator to operate normally.
- In case of an emergency, remain calm and carefully read the elevator usage instructions. Do not scream; try to handle the situation as quickly as possible while waiting for assistance.
- Do not joke, push or shove while waiting for or using the elevator.
- Do not litter or spit in the elevator.
- Keep noise to a minimum: do not sing loudly, shout…. when using the elevator.
- Do not bring in unauthorized items, equipment or goods when using the elevator.
- Queue in order, do not push or shove when using the elevator.
- Do not transport bulky goods, bicycles or similar items using the resident elevator.
- Do not drag goods in the lobby or corridors of the apartment building; they must be transported using rubber-wheeled carts or carried by stairs.
- The security department is responsible for monitoring, reminding, and making a record of handling violations.
- For violations of Points 6, 10, and 11, Residents must bear the cost of remediation, ranging from 500,000 VND to 1,000,000 VND per violation when directly discovered and notified by the Building Management Board regarding their violation.
III. REGULATIONS ON THE USE OF APARTMENTS
- When the apartment owner rents, lends or allows others to stay in the apartment, or changes ownership, they must notify the Building Management Board.
- In principle, Residents have the right to freely use their private apartment space for living, activities, and recreation as needed. However, the owner or the user must comply with the following conditions in any case and any form:
- Do not store or allow the storage of gasoline, oil, weapons, or any illegal, hazardous, toxic goods or materials that pose a fire, explosion or health risk, as well as harmful cultural products.
- Do not open the hallway doors while cooking, and ensure that no unusual, unpleasant or foul odors emanate from the apartment that could affect the environmental hygiene of the apartment complex or disturb Residents of other apartments.
- Do not use personal gasoline or oil-powered generators in the apartment.
- Do not overload electrical circuits or use electricity contrary to the regulations of the North Tu Liem Electricity Company and the Building Management Board which could cause short circuits, electrical fires, and pose risks to the apartment complex and common utility areas, as well as to other Residents.
- Do not dispose of non-biodegradable waste or objects that could clog drainage pipes, such as plastic, hair, and paper, into drains, toilets or sinks, to avoid risks of blocking the building’s drainage system and impacting the operation of common utilities.
- Do not use high-acid cleaning agents that could damage and seep into the apartment foundation.
- Do not repair or demolish without registering with the Building Management Board. Do not conduct noisy repairs on Saturday afternoons, Sundays, or public holidays.
- Do not use the apartment as an office, for teaching classes, or for business purposes.
- Do not use the apartment for short-term rentals.
- Do not make noise before 8:00 AM and after 10:00 PM daily to avoid disturbing other apartments.
IV. REGULATIONS FOR GUESTS AND RELATIVES OF OWNERS VISITING THE BUILDING
- Guests entering or leaving the apartment building without the owner/ user must register and present identification at the Front Desk, comply with the instructions of the Reception/ Security staff and confirm with the owner to access the apartment.
- Guests are not allowed to use the elevator without prior registration at the Front Desk and must have permission from the owner or the owner to come down to pick them up.
- Residents of Sunshine City apartment building must not use the elevator for strangers to enter the building and must not copy elevator cards in any form.
V. REGULATIONS FOR RENTING APARTMENTS
- When renting out their apartment to others, the owner is responsible for notifying and providing information to the Building Management Board according to regulations.
- Apartment owners and tenants must comply with the provisions of the Law on Temporary Residence.
- Tenants must sign a Commitment to comply with the Apartment Building’s regulations (according to the Building Management Board’s Form).
- The Building Management Board has the right to remind and require compliance with the apartment regulations, report to relevant authorities, or notify law enforcement if tenant behavior violates the law or threatens the security, order, or safety of the apartment building.
- The maximum number of tenants in an apartment must not exceed the following calculation: Based on the number of bedrooms designed in the apartment, each bedroom can accommodate no more than 02 adults. For example, an apartment with 3 bedrooms may have a maximum of 6 adults (2 adults per bedroom x 3 bedrooms).
- Renting the apartment for use as an office, teaching classes, or any business activity is prohibited.
- The Building Management Board is responsible for monitoring and ensuring compliance with these regulations for apartment owners and tenants. In serious violation cases, the Management Board may suspend services until the violation is rectified.
VI. REGULATIONS FOR USING THE COMMUNITY ROOM
- The community room is exclusively for Residents/ Tenants of the Sunshine City apartment building. Non-residents are not allowed to use it.
- Time of use: From 5:00 AM to 10:00 PM daily.
- The opening and closing of the door lock is carried out by the Management Board’s security department according to the usage regulations.
- Residents or Clubs needing to use the room at fixed times regularly must register with the Building Management Board through the Reception. Depending on the circumstances, the Building Management Board may approve or deny the request for valid reasons (the reason must be communicated if denied). In scheduling conflict cases, Residents or Clubs must negotiate among themselves and inform the Building Management Board. If an agreement cannot be reached, the
- Building Management Board will summarize the content and report to the Management Board, then the Management Board will discuss with the Building Management Board and make a final decision.
- Clean up after use (exercise equipment, waste, furniture, etc.) and ensure the area is restored to its original state.
- The room cannot be used for company events or activities related to commerce, religion, politics or gambling.
- Do not play loud music that exceeds permissible noise levels, such as singing or shouting.
- Do not play sports that can cause damage to community property such as soccer, volleyball, basketball, etc.
- Do not hang or post banners, panels or advertising posters without permission.
- The community room cannot be used for receiving guests or personal workspaces. For events such as weddings or celebrations, a request must be submitted ten working days in advance to the Building Management Board for arrangement.
- The security department is responsible for monitoring and reminding Residents to comply with these regulations and has the right to shut off the power to disband gatherings if residents violate the rules (documenting with photos and reports).
In case of any damage to any part of the community room, the costs for repairs or replacements will be the responsibility of the Resident who caused the damage. - Do not take community room furniture or equipment outside or bring additional items without permission from the Management Board.
- If any property or equipment in the community room is damaged, the responsible party must compensate for repairs or restore the items to their original condition or replace them with equivalent value items.
- The Management Board reserves the right to deny community room usage registration for the next 12 months to Residents who violate the community room usage regulations for the third time within a year.
VII. REGULATIONS FOR USING THE LOBBY AREA ON THE FIRST FLOOR
- The area is for resting and waiting for Residents/ Guests of the apartment building.
- Clean up after use and restore the area to its original condition.
- Do not place items, goods, carts or personal belongings in the area.
- Do not create noise, such as singing, shouting or cheering.
- The lobby is not to be used as a dining area for children or adults.
- Do not spill water or litter on tables, sofas or the lobby. If it happens, clean it up immediately.
- Do not put your feet on tables, lie down or slouch on tables or sofas.
- Do not arbitrarily destroy or damage equipment or common items in the lobby or reception area.
- Do not take items from the lobby or reception area outside or bring items in without permission.
- No smoking in the lobby area.
- Do not bring adult bicycles into the lobby, only use the service elevator for adult bicycles.
- Do not receive and send Residents belongings to the Front Desk.
- Guests are not allowed to use the elevator without registration at the reception and permission from the household owner or the owner must come down to escort them.
- Management staff have the right to remind, document, and require Residents to comply with these regulations if violations occur. They also have the right to deny access to certain services, such as the elevator for violations in point 11. For violations of points 5, 6, and 8, Residents are responsible for compensating any damages caused, such as cleaning or repair costs.
VIII. REGULATIONS FOR USING CORRIDORS AND HANGING GARDENS ON THE FLOORS
- The corridor is a common property of the apartment building; all Residents have equal rights and responsibilities in its use and management.
- Do not install any devices or items in the common corridor area.
- Do not leave personal items in the hallway, such as slippers, shoes, bicycles, toys, or plants.
- Do not open the doors of your apartment, especially during air conditioning hours or while cooking, to prevent odors from affecting other Residents.
- Do not allow children to play or create noise that disturbs neighboring apartments.
- Do not spit, litter, or smoke in the hallways or common areas.
The security team is responsible for monitoring and reminding Residents. After three consecutive reminders, they have the right to confiscate items and take action. In case of any costs incurred related to the handling of confiscated items, - Residents will be responsible for covering those costs.
- Maintain cleanliness in common areas, regardless of whether cleaning staff are present.
IX. REGULATIONS FOR USING THE LOBBY AND PARKING AREAS (MEZZANINE FLOOR, B1, B2, B3 BASEMENTS)
- Park vehicles in designated areas, within the marked sections (white paint) or as instructed by security staff.
- Vehicles entering/ exiting and moving should follow the designated direction with a maximum speed of 15 km/h.
- Dispose of trash in designated areas; do not litter.
- Do not use the basement area as a restroom.
- Do not display items or goods in the basement lobby area without permission.
- Do not honk horns in the basement area; turn on lights only when bringing vehicles into the basement or out.
- Turn off all devices in the vehicle before exiting.
- Strictly adhere to fire safety regulations concerning vehicles.
- No smoking in the basement area.
- Do not stop or park in front of fire safety boxes or technical cabinets.
- All vehicles must be parked in designated areas and facing outward.
- The security team is responsible for monitoring and reminding Residents.
For violations after three consecutive reminders, they may document the issue and temporarily suspend parking services for one to three months. For violations from the fourth instance onward, the Building Management Board reserves the right to deny parking services to Residents.
X. FIRE PROTECTION REGULATIONS
- Unplug all household electrical appliances when not in use.
- Do not leave the area while burning incense to prevent fire spread.
- Be cautious when cooking.
- Equip your apartment with sufficient fire safety equipment and participate in fire safety training (if available).
- Do not alter the electrical system design in your apartment without permission.
- Do not use gas stoves, charcoal stoves, wood stoves, or alcohol stoves in the apartment building.
- Do not burn votive papers or other materials in the apartment building.
- Do not smoke in designated no-smoking areas.
- Extinguish cigarette butts before disposing of them; do not throw cigarette remnants into the balcony or down to other apartments or common areas. If violations are detected, the Management Board will document the issue, and repeated offenses (three or more) will result in a violation notice being posted on the Community.
- All emergency exit doors on every floor must always be closed. Do not use any objects to prop doors open, preventing them from closing fully. If you find any door that is not closed due to being propped or malfunctioning, please report it immediately to the Security/ Reception.
- The security team is responsible for monitoring and reminding Residents. For violations of points 6 and 7, security staff may document the violation and require Residents to immediately cease their activities and commit to not repeating the offense. Additionally, Residents must pay compensation for the violation, ranging from 1,000,000 VND to 2,000,000 VND per incident.
XI. REGULATIONS ON SAFETY, SECURITY
- Organizing, allowing, or facilitating gambling, prostitution, drug use, stimulants, or any other activities prohibited by Vietnamese Law within apartments, the condominium, around shared amenities or in shared areas of the building is strictly forbidden.
- Organizing or permitting gatherings, meetings, entertainment or recreational activities in any form within the apartment or shared areas that may cause disorder, noise, or disturbances affecting others is not allowed.
- Creating noise, causing disorder, engaging in running, shouting, or using loud devices (such as speakers or singing equipment) in the apartment, impacting peace from 10:00 PM to 8:00 AM, is strictly prohibited.
XII. REGULATIONS ON APARTMENT REPAIRS, REPLACEMENTS AND INSTALLATION OF EQUIPMENT
- Repair Regulations:
Except for repairs covered under warranty, if there is damage to the apartment (including shared amenities within it), the following applies:- The owner or user may repair or replace items without causing damage to shared areas or impacting other owners.
- For damage to shared facilities attached to the apartment or to areas belonging to other owners that are not due to the owner’s fault, repairs and replacements must follow legal regulations without affecting other owner’s private areas.The owner must notify the Building Management Board for timely repairs and provide access to contractors. To ensure safety and uniformity in shared amenities, repairs to common facilities within apartments must be done by the Building Management Board or the management-authorized contractor. Residents must provide access for such repairs, minimizing potential damage to the apartment and other belongings.
- The owner/ user must bear all associated costs for all other repairs not involving shared amenities.
- In condominiums with office, service or commercial areas, any damage to shared facilities within these areas must be repaired or replaced by the owner, in compliance with the regulations issued by the Ministry of Construction.
- Repairs are permitted from Mondays to Saturday mornings, during the following times:
- Morning: 8:00 AM – 12:00 PM
- Afternoon: 1:30 PM – 5:30 PM
- No work is allowed on Saturday afternoons, Sundays or public Holidays, except in emergencies affecting Resident safety, subject to the Building Management Board’s approval.
- Noise should be minimized during repairs. Construction waste must be properly disposed of and not mixed with household waste.
- Regulations for Replacement or Installation of Additional Equipment:
- Replacements or additional installations must not alter, distort or damage the condominium’s structure. Requests for modifications/ installations must be registered with the Building Management Board and follow condominium construction regulations.
- Under no circumstances may the owner
- Make unauthorized modifications such as creating new doors, drilling, expanding, covering, dismantling, or constructing additional structures within the apartment or shared facilities.
- If repairs or changes are needed, the apartment owner must register with the Building Management Board for approval, and modifications must meet design, technical and quality standards required by the Building Management Board. The owner will be responsible for any damages incurred.
XIII. REGULATIONS FOR THE USE OF AMENITIES SUCH AS PLAZAS, GARDENS AND GREEN SPACES
- Dispose of waste in designated areas.
- Avoid gatherings or creating noise from 10:00 PM to 6:00 PM.
- Protect the landscape and environment, and maintain cleanliness in living and shared spaces.
- Follow all posted signs and instructions within and around the condominium.
- Do not litter, urinate, or smoke in prohibited areas.
- Do not damage landscaping or the environment.
- Refrain from cutting, breaking branches, picking flowers, or planting new plants in garden areas.
- Do not enter restricted areas or step on areas marked with signs prohibiting access.
- The security team is responsible for monitoring, reminding, and documenting violations. After three warnings, the Building Management Board may document the violation with photos and notify the community via the Resident Communication.
XIV. REGULATIONS FOR DELIVERY PERSONNEL
- Residents are kindly requested to inform delivery personnel of the following regulations when delivering items to Sunshine City Apartment Building:
- Strictly comply with the instructions provided by the Security/ Reception.
- When requested, submit a valid ID (either original or a notarized copy) for registration purposes.
- Present personal bags for security inspection upon request.
- Only proceed to the designated floor or apartment for delivery/ collection as supervised by Security/ Reception.
- Comply with all posted signs, regulations, and instructions within the Condominium.
- Enter and exit via designated routes only.
- Use a trolley with rubber wheels if necessary and ensure items are securely arranged while in transit.
Use the elevator only with the consent and supervision of the Security/ Reception.
XV. REGULATIONS FOR ADVERTISING IN THE CONDOMINIUM
- Advertisements must be relevant, aiming to enhance utility and provide valuable information to residents.
- The placement of prohibited, obscene, superstitious or illegal advertisements is strictly forbidden.
- The Management Board reserves the right to select advertising agencies and set costs, durations, and locations for advertisements. All revenue from advertising activities is managed by the Management Board and reported periodically to Residents.
- Do not post advertisements, notices or search-related materials within the Condominium without permission.
- It is forbidden to place unauthorized advertisements in restricted areas.
XVI. REGULATIONS FOR WASTE DISPOSAL
- Residents must sort waste and dispose of it in designated bins on each floor. Organic waste must be bagged and securely tied before disposal.
- Do not throw any waste or items from balconies, windows or loggias.
- Dispose of waste in bins only, do not litter in public areas like staircases, gardens or corridors.
- Construction waste must not be disposed of in Condominium bins; contractors must remove it at their expense.
- For disposal of bulky items (washers, refrigerators, beds, etc.), Residents should contact the Management for special arrangements additional costs may apply.
- Hazardous or flammable chemicals must be reported to Management for appropriate handling.
- Ensure all burning items, like cigarette butts, are fully extinguished before disposal.
- Do not litter or dispose of waste around apartment entrances or shared facilities. Residents must clean up any spilled waste in public areas.
- For plant waste such as Tet Holiday trees, Residents must wrap, bag and place items in the basement waste collection point, cutting branches if needed for easier transport.
XVII. REGULATIONS FOR PET MANAGEMENT IN THE CONDOMINIUM
- The Management Board advises residents to strictly follow regulations per Decree 05-2007-ND-CP, Circular 48/2009/TT-BNNPTNT dated August 4th, 2009; Decree 90/2017/NĐ-CP dated July 31st, 2017 and other current laws.
- Permitted pets include dogs, cats, and birds. Residents must register pets with the Building Management Board and provide periodic vaccination certificates. Unvaccinated pets are prohibited. Guest’s pets must also be registered, the apartment owner must acknowledge responsibility for any incidents caused by guest pets.
- Reptiles and dangerous animals are strictly prohibited.
- A Pet Security Deposit of 3,000,000 VND per apartment is required for managing any violations or incidents caused by pets. This fund is held in a separate Resident Fund account managed by the Management Board.
- Dangerous dog breeds are not permitted (Pit Bulls, Rottweilers, Dobermans, etc.).
- Each apartment may keep up to two pets (dogs/ cats under 20kg each) or up to three birds.
- Pets must be confined within apartments and must not disturb neighbors with noise or odor.
- Dogs and cats must be leashed, muzzled, and accompanied when outside. Owners should carry supplies for cleaning pet waste in public areas.
- When using elevators during peak hours:
- Avoid using Resident elevators with pets during peak hours.
- Outside of peak hours, hold pets or use small carriers and ensure pets face inward in elevators. Seek consent from other passengers if necessary.
- Large or odorous pets must use the service elevator with Management’s assistance.
- Cats and birds must be carried or in small carriers when outside.
- Do not allow pets to relieve themselves in public areas. Owners must clean up and notify staff if an accident occurs.
- Pets are strictly prohibited in children’s play areas, level 3 pathways, sports areas, and any zones marked as pet-free.
- Pets must wear ID tags showing the building and apartment number for tracking and security.
PART C: REGULATIONS ON HANDLING VIOLATIONS
I. Regulations on Responsibility and Handling Violations
- Members of the Management Board, the Building Management Board, Owners/ Users/ Guests in the apartment building who violate the provisions of this internal regulation or the management and use regulations issued by the Ministry of
- Construction will be subject to consideration and handling according to the law, depending on the severity of the violation, and must bear any compensation costs (if applicable) caused by their violations.
- Depending on the specific violations, the Building Management Board will apply penalties, reminders, or notifications of violations to the community of Residents.
- The Building Management Board reserves the right to refuse or temporarily suspend part or all services to Residents who repeatedly violate regulations (for a period of 3 to 5 days, with written notice sent to the violating Resident or Apartment).
Members of the Management Board, the Building Management Board, Owners/ Users/ Guests in the apartment building must strictly comply with decisions regarding violations (if any), including paying compensation for damages as stipulated in this internal regulation or general legal provisions regarding the use of the apartment building and administrative violation handling regulations of the state. - The Building Management Board is responsible for monitoring, tracking, guiding, reminding, and handling violations of these regulations.
- All amounts collected from compensation costs due to Resident’s violations of these regulations will be deposited into the Management Board’s operating fund for the purpose of serving the common activities of Residents.
- The Management Board is responsible for resolving, adjudicating, and handling complaints directly from Residents regarding violations of the apartment building regulations by any individual. All violations must be documented, handled, and reported back to the Residents who raised complaints.
II. In cases of violations of the apartment building regulations mentioned above will document the handling as follows:
- First violation: Issue a reminder and request a commitment not to repeat the violation.
- Second violation: Pay compensation costs (such as camera checks, reminders, notifications for meetings, material, and moral compensation, etc.): 300,000 VND for any violation.
- In cases of improper parking: Based on Article 10 of the Internal Regulations in the Apartment Sale Contract signed between the Apartment Owner and the Investor, the Building Management Board will proceed to lock the vehicle’s wheels and document the handling as described in Article 1 and Article 2 above.
- For intentional violations affecting the community and where the owner displays a negative attitude and does not cooperate: The Building Management Board will unilaterally document the issue and suspend services such as elevator services, parking services,… until the Owner/ User cooperates to resolve the issue according to regulations.
- For illegal acts: The Management Board and The Building Management Board will send information to the authorities for handling according to the law.
